1. Sellers who are committed to sell their property and are willing to consider offers agree that their Estate Agent can list their property on Housebid21. They will need to agree a starting price which should be the lowest price that the vendor is willing to consider to help generate interest and activity - but not to the point that it is misleading.

2. The property will be available for 21 days on the site but the seller can decide to take an offer before the time is up - therefore it is important not to leave your bidding until the end of the 21 days.

3. The property should also be advertised in the local press showing the current market price and the starting price on Housebid21

4. Buyers will be directed to the site by the Estate Agent and local/national advertising and from there they can arrange a viewing or bid on the property.

5. Buyers can enter a 'Bid' for any property which they can increase at any time within the 21 day period.

6. Once a potential bidder has made a bid the Estate Agent will contact the bidder to confirm their interest and validate their bid

7. At the end of the period (or earlier if the seller requests) the Estate Agent will discuss all the bids with the seller and agree with whom they wish to proceed with. This may not be the highest bidder it could depend on individual circumstances

8. Do not be tempted to leave your bidding to the last few days because the seller can decide to take a bid at anytime during the selling period and you may lose the chance to bid
